Capital Needed
Hello my name is James A Thompson III.
I am 32, a father of a 9 month old boy, and I'm getting
married this fall. I live in South Haven, Michigan 49090 I
have been studying and involved with investing for about 8
years and now I'm trying to find investors to raise capital
for a few different ventures. I have a variety of ideas that
could be very profitable.
We are currently looking for investors and /
or maybe even a Business partner to help our business grow.
The investment capital we're looking for is between
$5,000 - $30,000. If the length
of the loan is 3 to 5 years then the loan WILL be paid off
within 1 to 2 years with all the interest of full term
loan (3 or 5 years). What this means is that
you wont lose any money from an early pay off. Most of the funds will go to purchasing a
few vehicles to repair and sell. The rest will be allocated
to working capital. We are open to offers and terms are
negotiable. I am a Jack of all trades and a Certified
motorcycle mechanic. I have been wrenching on bikes for 13
years and last year I took the business full time. We range
from fixing bikes to building custom Sportbikes / Choppers
and building custom cars. In this business it is very hard
to get up and running without some kind of financial
backing. I might be willing to relocate the shop if desired.
I have also been fabricating
landscaping products as well. From Poly pipe holders to
hitch mounted fertilizer carriers.
As an investor for Thompson Motorsports & Design. You will
receive more than just a monthly payment. You will receive
all products at 10% above cost and any services that we
offer will be available to you for free. Which includes: Oil Change, Tune
ups, tire change, welding, plastic welding, fiberglass
repair, minor rust repair, painting, and fabrication. In
most cases it will benefit you to be an investor just to
save money on repair work.
Example: Say you have an old car that needs rust repair,
custom paint, and a complete audio system. It would be
cheaper to be an investor of $X000.00 than to pay out right
because you would have the positive cash flow payment of
your investment + all the labor cost would be free and you
would be making interest on your investment. So you would
only pay cost of parts instead of paying the $X000.00 for
labor plus part.
Also all investors will have there name's listed on the
business website.
I am more than willing to do what it takes to get this
company off the ground. I want to be a business owner not
just self employed. I would love for it to grow to be able
to run itself. This is my passion and my dream!
Real-Estate:
I have been involved in real-estate for the past 6
years. I have flipped 2 houses and currently own 3
properties one is a duplex that I have on contract. The
other is a home I live in that I'm fixing up to resale. The
last is a home that requires a lot of work but I only owe
about $10,000.00 on it. I have
made money on every property so far. I am looking for an
Investor to back the funding for more real-estate
investments. I can do almost all the remodeling process
myself. I can find the properties and determined what the
properties best move will be, as in rental units, land
contracts, or to flip the properties. I never buy a house at
asking price. I always start minimum 10% below their asking
price. I have read plenty of books about Real-Estate
investing and listen to a lot of CD's and have put them to
work. From no down deals to land contracts.
I
have learned that you take most of the profit from the deal
and reinvest into more deals. taking as little profit for
income as possible. I know that it is a lot easier to make
money with money. It doesn't make since to pay off your
bills if you just run them back up. Plus I know I can make
more than what the interest payments are. No I don't believe
in being in debt the rest of my life. I just think that it's
better to reinvest and over time your bills will be paid off
plus you will still have all of your profit that you
reinvested.
People say that you can't live off of a 1 Million dollars
now a days, but I say that's only if your an idiot! 1
Million dollars at 4% gives you $40,000 a year. now lets say
you have to pay (rough numbers here) 30% interest on the
$40,000 that's $12,000 which leaves you with $28,000 a year
profit! I know that's if you don't spend a dime. Do you
really think that you would only get 4%. If the market
averages 10% then that's a little better. How hard would it
be to buy homes dirt cheap because you had money in hand.
You could make profit's over 30% - 50% easily. With a
Million dollars in the bank you could get financed on homes
all day even with bad credit and rent or land contract the
homes and make positive cash flow every month and not
to mention the renters paying of the loan. and that's with
the banks money! And all you would have to do is put about 20%
down on each home.
Here's an example: say you
bought 10 homes that cost $80,000 each. You put $20,000 down
on each home. Which is $200,000. now you have a loan for
$600,000 that some one else is going to pay for (renters). Now because
it's a business loan it will be amortized over 15 years.
Which is a payment of $5,733.91 a month. Ok so you land
contract each property for (low number) $90,000 (They appraised
at $80,000 when you bought them but you always sell on
contract on what you estimate the value in 3 to 5 years). If
you get $3000.00 down per house that would be $30,000. With
a land contract the average interest is 10% which on $87,000
is a payment of $763.49 times 10 homes is $7,634.90, minus
the business loan payment of $5,733.91 leaves $1900.99 a
month in your pocket. Times that by 12 months and you have
$22,811.88 a year of positive cash flow. Now times that by
the 3
year balloon and you have $68,435.64. Now if your not
confused yet. each home now has to be paid in full, and each
home still owes $85,391.93 after 3 years. times 10 again is
$853,919.30. You owe on your loan after 3 years at
8% is $529,714.89 which leaves $324,204.41. Now lets add it
all up. Take the final balloon payment + the total interest
made + the down payment of the land contracts and you have a
sum of. 422,640.05 minus your original $200,000 and you have
$222,640.05 that you made in just 3 years. That's 122% which
is 40% a year. Safe secure investing. Making money is easy
with money.
Stocks:
I have been reading and watching and investing in stocks for
about 4 years now. I have wins and loses in this area. Then
It finally hit me. I started to notice patterns. Now these
might be common since to some people but I think that once
you hear it, you would be like Yea that makes since. What I
have noticed is that there are some stocks that go up the
same time every year. Some stocks double every time a new
product comes out, and a few only go up because of an event
that happens every 4 years. Obviously these are not get rich
quick schemes but if your looking for an investment that is
a little safer. This is it. People hope to see an average of
12% a year could easily make 20%-40% just on the yearly
stocks then make more money when the other longer term
stocks come around. Think about it this way if it takes 4
years (which you only have to have you money in for 8 months
or so) to double your money your still making 25% a year!
This is not bad.
I know a lot of people are scared with day trading, and
rightfully so. If you don't know what your doing it can be
terrifying. So my way of trading is a little less risky, but
it takes more money. The reason it takes more money is
because your going for such small % profit. about 1/8%. so
you have to have enough money that an 1/8 of a % will
cover any cost plus make a small profit. And don't forget to
use stop orders so if the stock does fall then your loses
are small. Also try to use trailing stops to increase
winnings.
You have to be smart when you invest. You can't jump
in everyday. Watch the market it goes up and down. only use
stocks you trust. I hate to say it but watch the news for
tragedy situations. These are great time to get in. That is
after you watch them fall. There is no business reason for
them to fall so they usually bounce back in a few days.
These so many ways to make money with
stocks. I really enjoy stock trading and can not wait to get
back into it.
Buying and selling:
I have a few ways to make money
buying and selling. Which can involve anything you can think
of. My personal experience is with motorcycles and vehicles
(and of course real-estate). The best thing about
motorcycles is that they are seasonal. I have been riding
for 13 years so I know what's happening with bikes. During
the winter time you can pick up bikes all day long for
$1000.00 or more cheaper than they are worth in the spring
time. I usually buy at least one bike a year to resell and
that's why I would like an investor to help. Come spring the
bikes sell for top dollar because everyone wants to ride.
This is also just wholesale because I sell them on Ebay.
So If I could pick up say 15 bikes then that's a profit of
at least $15,000 in a matter of 4 to 6 months. It's about an
investment of $75,000 but that's 20% in 6 months. Not Bad.
Of course you have to know what bikes are good bikes to buy
and what the value is on them. That's where my experience
comes in.
Also a good seasonal thing is to buy 4x4 during the spring
and summer months and resell them in the fall and winter
months. These prices vary so I can't give you good figures
but still would be close to the motorcycles.
The same is said about convertibles in winter. Etc.
Inventions:
I have a few inventions or at
least products that I believe would do well but would
require patents and marking which is not cheap. Although I
can't go into what they are for fear of someone stealing my
ideas. I would not have a problem if some one would sign a
confidentiality agreement contract then I would.
Why
haven't I made money at these?
Good question. The answer is I have. I have made money at
almost every one except the invention area, and
that's only because I have not had money to patent ideas.
The reason I do not have money now is my previous marriage.
Every time we made money she had to pay off all our debt,
but what's the point of paying off thousands of dollars of
debt if you just rack it all back up in a few months. She did not understand
that if you just take most of the profit and reinvest it
into another investment that within no time you would be
able to pay off debt and still have thousands to invest. You
would not be hurting for money because some of the profit
would sit in the bank for bill payments. She
was always keeping up with the Jones's. She had to drive a Lexus
and have $1000.00 dollar watches. But I can't blame it all
on her I had bought motorcycles. Lesson learned. I believe
now the If you can always reinvest about 80% of the profit you
will retire early and wealthy. My definition of wealth is
being able to spend as much time with your family as you
want and not have to worry about bills or money.
It is so easy to make money if you have money. Not that you
can't make money without it but it just makes it easier and
faster. Every book I have read has stated that it was
hardest to make the first $100,000 then making a million was
easy.
